Introduction to electrical certificates
The purpose of electrical certificates is to make sure that the property seller is passing on a safe installation to the buyer. It also indemnifies you, as the seller, from any further responsibility in terms of the electrical installation.
For this reason, the Act stipulates that you cannot sell (transfer) an electrical installation (hence a house or a building) without a valid certificate (CoC) issued by an accredited electrician or certified inspector.
But this doesn't mean that you need a new certificate every time that you sell a property. Hopefully you've filed yours when you bought your house, which you can transfer instead of getting a new one.
When don't I need to get a certificate?
